SOCIAL HOUSING

 
 
     
Thomson & Simpson Architects provide Clients with feasibility and design input for both new build and the modernisation of
existing stock and provide illustrative sketches to assist in planning and implementing site proposals.
We have in-depth experience in housing design, maintenance and refurbishment gained through close Director level involvement
with Scottish Special Housing Association and Scottish Homes since 1975.
 
 
     
As Employers Agents we provide professional assistance to Housing Associations, Developers and Building Owners by
developing briefs, advising on contracts, providing independent monitoring of site performance, cost control,  valuations and
certification of joint ventures and innovative projects with direct reporting to the Client.
Recently completed projects include the £13m West Lothian Housing Partnership for which we acted as Employers Agents for
Weslo Housing Management over a three-year period to ensure that quality, partnering and value for money were achieved in
one of Scotland's first and largest partnering agreements between private and public sectors and developers.
We are retained by several Clients to assist with maintenance of their stock and carry out extensive alterations to assist in
adapting housing and offices for use by the disabled.
We are also proud to have received the "Secured by Design Award" from Fife Constabulary in recognition of the built-in security
and safety features we incorporate in our designs.

     
   
 

SPECIALIST HOUSING

   
  We have successfully completed a number of sheltered, amenity, very
sheltered and wheelchair user housing developments for Housing
Association Clients. We endeavour to design to the needs of the
occupant from the early stages of feasibility through to full design and
construction on site.
     

     

 

 

HOUSING FOR RENT and COMMERCIAL DEVELOPMENT

 
   
Thomson & Simpson Architects continue to provide a full design and supervision service to
both private developers and Housing Associations for mainstream developments including
individually designed houses and flatted/mixed amenity projects.
 
     

     
 

REFURBISHMENT

  We are frequently commissioned by Housing Associations to carry out either
partial or full modernisation and refurbishment of existing housing stock. The
in-house expertise in both traditional and non-traditional construction detailing
gained through our involvement with Scottish Homes includes SNHC Steel
Housing, Orlits, Weir Phoenix, No-fines Concrete house types, etc. and allows
us to  assist Clients in prolonging the life of and enhancing their existing stock
as a cost effective alternative to demolition, with the added bonus of maintaining
established communities.
We believe in full consultation with both landlords and their tenants from the earliest stages of design to maximise the benefits
to  both parties.
     

     

 

 

STOCK CONDITION SURVEYS

 
 
Our Practice carries out full technical appraisals of existing buildings and housing stock
and assists and guides Clients and potential purchasers in the viability of stock transfer
bids by providing in-depth surveys followed by life cycle costings and projected
maintenance programmes. Our survey teams have been used in the Scottish House
Condition Survey and our knowledge of pre and post war housing construction is often
sourced by Clients for their existing and potential future stock maintenance.
     

     
 

PARTNERING

  Thomson & Simpson Architects have carried out commissions as a part
of larger design teams, as both lead and supporting Consultants. Current
work includes a Partnering Agreement where the entire team including
the Contractor are engaged in a five-phase development resulting in open
book accounting, assured end product for the tenants and increased
training and employment for the local community.
